Main Street Village Apartments, Fremont - 64 units of affordable housing, Certified 218 points

This recently completed project has the highest GreenPoint Rated scores to date, with a total of 218 points. The two buildings contain 64 units of affordable housing and have exceeded Title-24 energy efficiency standards by 49%.
 

Some of the green features of this project are: water efficient plumbing fixtures, Energy Star Appliances, a photovoltaic system, solar hot water heating, Bay Friendly Landscape Certified, Low Volatile Organic Compound (VOC) paints and adhesives. This project located in the heart of Fremont is within half a mile of many neighborhood services, which encourages walking, cycling, and supporting the local economy.
 

La Gloria Apartments, East Market Street, Salinas -23 units of affordable housing, Certified 138 points

La Gloria

This 23 unit affordable housing project, GreenPoint Rated at 138 points, provides a great number of benefits to its occupants including: Increased Indoor Air Quality by adding extra windows for cross ventilation in the units, a built-in recycling center, energy star appliances in each unit, and the inclusion of native drought-resistant plants. Furthermore, this project has exceeded Title-24 energy efficiency standards by 33%. Bright Green Strategies provided the GreenPoint Rated plan, field verification, and Energy Star verification for this project.
 

Vineyard Green, Greenfield - 41 units of affordable housing, Energy Star and GreenPoint Rated, Certified 133 points.

Vineyard Green

This 41 unit affordable housing project is the first multi-family project developed by CHISPA Housing Inc. and built by their construction arm, Central Coast Residential Builders (CCRB). Bright Green Strategies provided GreenPoint Rated plan review and field verification services as well as Energy Star verification and Solar PV verification. We conducted a pre-construction meeting with their sub-contractors to ensure the successful outcome on this project as well as on-going support during the field verification process.
 
For Energy Star verification, duct testing, the Thermal Bypass/Quality Installation Insulation standards were reviewed and achieved by the team. Energy compliance models were reviewed for accuracy as well as field verified. As-built conditions were reported and incorporated into the energy models to provide more accurate estimated energy savings for the utility rebate program.
 

Fairgrounds Senior Housing, San Jose – 201 units of affordable housing for seniors. Certified 100 Points.

This senior care living facility provides 201 units of affordable green housing for aged individuals was developed by ROEM Developers. Bright Green Strategies provided GreenPoint Rated plan review, field verification services, and the Title-24 energy analysis. This project includes native drought-resistant plants, controlled exterior lighting to reduce light pollution, Energy Star appliances, and is within half a mile of major services and transit routes to allow easy access to transportation for its residents.
 

Riverwalk Apartments, San Diego – 52 units of affordable housing.

This 52 unit affordable housing project, Green Point Rated at 109 points, provides several distinguishing green features. First, the project receives over 90% of its common electricity onsite from renewable energy. Second, the project displays a strong commitment to the local environment by using non-invasive, drought-resistant plants that receive water through drip-irrigation systems. The third major feature of the project is its high efficiency, low flow water fixtures, which provides an immense energy savings to the occupants. Bright Green Strategies provided the GreenPoint Rated plan, Solar PV verification, field verification, and Energy Star verification.
 

Los Medanos, Pittsburg - 71 units of affordable housing. Certified 130 Points. Green Highlights: Solar electric system for common loads, Solar thermal for domestic hot water, Hydronic fancoil units with tested ducts, Formaldehyde free insulation, Radiant barrier in roof plywood, dual flush toilets.

This project created by Van Meter Williams Pollack Architects and developed by RCD Building provides 71 units of affordable green housing. Features of this projects include solar hot water heating for all units, solar photovoltaics provide over 30% of the projects energy on-site, and high efficiency water fixtures in all units for reduced water consumption.
