Tah-Mah-Lah, Portola Valley – Certified LEED for Homes Platinum

Beyond sustainable, in an ideal world, every house would be environmentally regenerative, seamlessly integrating into its ecosystem, highly efficient, producing more energy than it consumed, restoring habitat, saving and re-purposing water, reducing and reusing waste, reclaiming materials, eliminating its own and its occupants’ total carbon footprint (including transportation). The Portola Valley Residence does just this and more. It is certified LEED for Homes Platinum with 122.5 pts, which is the highest ratings to date.

Here is a summary of features:

  • Durability – 100 years or more. Earthquake safety comparable to schools & hospitals.
  • Super-efficient Serious Windows (formerly Alpen) R-20 center-of-glass, overall performance of units from R-7.8 to R-14.1.
  • FSC or reclaimed wood for entire project, interior and exterior.
  • 100% reclaimed or salvaged stone for interiors and landscape. No newly quarried stone.
  • Recycled metals for door and window hardware, railings, roof.
  • Zero painted surfaces (low- or no-VOC finishes where required for durability).
  • No PVC onsite (except for certain small parts where alternatives not available).
  • Deconstruction of existing home for reuse on site and in new home construction, with remainder recycled.

 

Sripadanna Residence, Saratoga -Certified LEED Gold

The Sripadanna residence in Saratoga was a gut remodel of a 1956 award winning Anshen + Allen home. The new design incorporated many passive solar features such as an east-west axis, south facing glass, and natural ventilation. This house performed 52% better than California Title-24 energy code. Bright Green Strategies assisted the mechanical engineer with the energy modeling to achieve this. We were also the LEED for Homes representative assisting them through the LEED process.

Burnett Residence, Carmel, CA – Certified LEED for Homes Platinum (gut-rehab) Carver + Schicktanz Architects

Bright Green Strategies was the LEED for Homes Rater and facilitated the Title-24 energy optimization on this gut-rehab project. This project includes high efficiency water fixtures and fittings, Energy Star lighting and appliances, and all of the wood used was either FSC certified or reclaimed.

Sunflower Gardens, Salinas, CA- 18 Units of affordable housing - Certified LEED for Homes Platinum – Interim Inc., Wald Runke Dost Architects

Bright Green Strategies was both the LEED for Homes Green Rater and HERS rater for this 18 unit affordable housing project for mentally ill adults who were formerly homeless or at risk of homelessness. This project was certified LEED for Homes Platinum. Some of the green features of this project include: a combined central hot water and hydronic fan coil system that will serve each unit, solar photovoltaics, and drought tolerant landscaping. Bright Green Strategies conducted meetings with the Project team, reviewed plans and specifications to meet LEED for Homes criteria as well as provided facilitation between the design team and the builder. We also performed the duct leakage tests and thermal bypass/quality insulation installation verifications as part of the Energy Star prerequisite for the LEED program.

Tague Residence, Carmel Valley, CA - Certified LEED Silver- David Martin, AIA Architects

Bright Green Strategies was the LEED for Homes Green Rater on this project. This project features drought resistant native plants, on-site renewable energy generation through a solar photovoltaic system, and Energy Star appliances which brought the residence in at 23% above Title-24 code.

Magnolia Court, Manteca, CA – Certified LEED for Homes Platinum – 52 units of affordable housing

Bright Green Strategies was both the LEED for Homes Green Rater and HERS rater for this 52 unit affordable housing project for seniors. This project is also projected to be net zero based on the 143 kW system installed. It will be one of the first “virtual” net metered projects in the State. Virtual Net Metering is a pilot tariff available to MASH program participants that enables a multifamily housing owner to allocate a solar system’s benefits to tenants across multiple units. Bright Green Strategies optimized the Title-24 energy compliance calculations base on actual and upgraded energy features of the project. By optimizing the energy calculations, this not only provides a base line for annual energy usage but also translates to more LEED points. We also performed the duct leakage tests, thermal bypass/quality insulation installation verifications and blower door testing as part of the Energy Star prerequisite for the LEED for Homes program.

Brookwood Terrace, San Jose, CA – 84 units of affordable housing, pursuing LEED certification
