Project Details

Sares Regis Group of Northern California (SRGNC) and its affiliates have developed over 7 million square feet of commercial and industrial real estate in the last twenty-two years. For the 888 San Mateo mid rise, SRGNC partnered with design firm TCA Architects. Because SRGNC was interested in branding themselves as a sustainable development firm, they reached out to Sharon Block after hearing of BGS’ excellent reputation in residential green and energy work. Each unit is equipped with low-volume water fixtures,

low-e windows, R-30 attic insulation, and Energy Star appliances. The interiors were developed using chemical free, low emitting materials. There is a top-notch air filtration system as well as continuous ventilation fans to ensure premium air quality. Outdoor water-use has been reduced through efficient irrigation of the landscaping. Residents have easy access to Caltrain, on site car share facility, bike storage areas with repair tools, and electric vehicle charging stations making the property a transit-oriented community.

Inside the apartments

It was important for SRGNC to work with a reliable and experienced consulting team who could assist them in achieving the sustainability goals they desired. To achieve these goals, our team was available at all times and was involved with the building project from design until the end of construction. BGS worked with the design team to identify cost effective measures for achieving points and created comprehensive contract documents. During construction we conducted site verifications, including tight duct testing, an optional measure which is not common on buildings of this size. Our team of advanced energy modelers were able to assist in achieving a final property that uses only two-thirds the energy of a comparable building. With our guidance and leadership from Ken Busch, SRG Vice President for Residential Development, the project received more than $70k in rebates. It was honored as the California Multi Family New Homes’ Project of the Quarter.

Our team was able to problem solve throughout development and construction and clarified rulings to minimize budget impact. With our consulting experience we were able to assist in achieving the prestigious LEED Platinum rating for 888 San Mateo, only the sixth multi-family community in the United States with over 150 units to receive LEED’s highest recognition. The building sold immediately after occupancy, and SRGNC now has an established track record of exceeding their green goals, which puts them in a good position to advocate for their next development project in front of the Planning Commission.
